<br /> I <br /> .. roadway discussed in the City's Gateway Business District Comprehensive Plan, which was <br /> approved by the City and Metropolitan Council in 1990. This roadway is ultimately planned to <br /> I provide a four lane divided roadway to promote further commercial growth in the area. The <br /> I Comprehensive Plan indicated that the north end of Round Lake Road West would be shifted to <br /> the east from its present location to avoid conflicts with the ramps along U.S. Highway Interstate <br /> I 35W and that installation of traffic signals would be likely. As of this writing, no actual plans for <br /> redevelopment of this area have been presented. The City Planning Commission has discussed the <br /> I possibility of the City acquiring property within the area or constructing improvements to stimulate <br /> I growth. <br /> I Based on traffic patterns in the area and the concerns raised by abutting property owners, this <br /> feasibility study will examine that part of Round Lake Road West between State Trunk Highway <br /> I 96 and 14th Street N.E. Within this portion of the roadway there are three businesses, one <br /> " business center and 2 vacant properties. The west side is bounded by I-35W right-of-way. The <br /> only access to these businesses is from Round Lake Road West. A large percentage of vehicles <br /> I using this roadway is heavy truck traffic, as a number of the businesses are warehouse or <br /> distribution enterprises. <br /> I <br /> I The existing roadway is 2800 feet long and is a rural section with an approximately 24 foot wide <br /> bituminous surface. The right-of-way is established as 66 feet wide. Round Lake Road West <br /> I from 14th Street N.E. to the south is a 37.5 foot wide urban section roadway with concrete curb <br /> and gutter. Round Lake Road West is currently included on the City's Municipal State Aid <br /> I System (M.S.A.S.). Eight inch water main is located approximately 12 feet east of the east edge <br /> I of the roadway, with hydrants spaced within the ditches. No sanitary sewer is located within <br /> Round Lake Road West right-of-way. <br /> 2 <br /> I <br />
