SUBDIVISION - CXI!ll'ROL DATA SYS'l'EMS.
IN:. 4201 LEXIml'CN AVENUE H:Rl'H
Planner Bergly referre:i to his report dated December 2, 1992, relating
to the applicant's request to consolidate parcels CM11ed by Control Data
Systems, Inc., as identifie:i on the plat and in a 'Written legal
. description, and then re-Qivisions of the consolidated tract into 3
parcels, as shown on the "lDt Consolidation/Subdivision Plan". '!he 3
resulting parcels have the following sizes (without streets) :
Parcel A: 4.69 Ac (NSP sub-station) i Parcel B: 8.73 Ac (Potential
development site - now vacant); Parcel C: 41.57 Ac (contains the north
wing of Control Data systems hlilding.
The major purpose of the proposal is to create Parcel B so it can be
develope:1 as a single parcel.
Bergly reviewed the findings listed in his report and explaine:i the old
description of the NSP sub-station is separated from new Parcel B by a
33 foot wide strip owned by Control Data. '!his strip was presumably not
include:i in the original sub-station tract so it could be use:i as the
south 1/2 of a future 66 foot street. SUch a street is not neede:i for
development of Parcel B nor for use by the substation.
Previous divisions and transfer of 3 parcels generally located north of
the central and west portions of Parcel B are not included in the
proposed consolidation and'minor sub:livision. '!be Planner reconnnende:i
the applicant sul:rnit this to the County for filing as a plat to allow
these parcels to have lot mnnbers instead of lengthy legal descriptionsi
this would allow a cleaner definition of the property.
Bergly noted there are three ponding areas shown on the property to be
. divide:ii one on the sub-station loti one near the NE corner of Parcel
overlapping both Parcel A and Bi one in the east central area of Parcel
C. These three wetlands and possibly others will need to be delineated
on the ground. by a qualifie:i wetland delineator and shown on the plat
a=rding to RCWD regulations, together with any utility and drainage
easements .
m ---- - ----------
