'!he 3 <br /> resulting parcels have the following sizes (without streets): <br /> Parcel A: 4.69 Ac (NSP sub-station); Parcel B: 8.73 Ac (Potential <br /> development site - now vacant); Parcel C: 41.57 Ac (Contains the north <br /> wing of Control Data Systems b.rilding. <br /> The major purpose of the proposal is to create Parcel B so it can be <br /> developed as a single parcel. <br /> Bergly reviewed the firrlings listed in his report am e}Q:Jlained the old <br /> description of the NSP sub-station is separated fram new Parcel B by a <br /> 33 foot wide strip c:JNI1€d by Control Data. This strip W<iS presumably not <br /> included in the original sub-station tract so it could be used as the <br /> south 1/2 of a future 66 foot street. SUch a street is not n""""M for <br /> development of Parcel B nor for use by the substation. <br /> Previous divisions am transfer of 3 parcels generally located north of <br /> the central am west portions of Parcel B are not included in the <br /> proposed consolidation am minor subdivision. The Planner recornmerrled <br /> the applicant sul:mit this to the County for filing as a plat to allow <br /> these parcels to have lot numbers instead of l~y legal descriptions; <br /> this would allow a cleaner definition of the property. <br /> Bergly noted there are three ponding areas shown on the property to be <br /> . dividedi one on the sub-station lot; one near the NE =er of Parcel <br /> overlapping both Parcel A am Bi one in the east central area of Parcel <br /> C. These three wetlands am possibly others will need to be delineated <br /> on the ground by a qualified wetland delineator am shown on the plat <br /> according to RCWO regulations, together with any utility am drainage <br /> easements . <br />
