After the public hearing was held and closed on Ma=h 2, <br /> 1994, the applicant then prepared the additional inforrmtion the <br /> Planning Ccmnission requested. The lot lines were altered making the <br /> lots in carpliance with City Ordinances. <br /> Mr. Fritsinger stated the specific areas changed were the lot setbacks <br /> and the lot sizes. Now, all lots rreet the 95 f=t setback requirement, <br /> A 10 f=t drainage and utility easerrent has now been identified, The <br /> grading plan now includes silt fencing along the back side of the lots <br /> and has addressed erosion factors, The primary fill, which w:JUld take <br /> place at the time of house building, will involve lots 1- 5 . In the area <br /> of wetland delineation, neighbors had been interested in run-off and <br /> drainage . The engineer stated the street will be the main drainage <br /> area and will carry run-off into the stonn water sewers, <br /> Mr. Fritsinger further stated the wetland delineation area had been <br /> . identified and the engineer working with Mr. McClung stated the revised <br /> delineation is fairly close to the location of the original delineation <br /> on the maps provided :oy Mr, McClung. The drainage to be filled on lot 4 <br /> was a =nce:m to the Planning Ccmnission. Mr, McClung's engineer stated <br /> it was difficult to determine the exact encroachment of the wetland area <br /> onto this lot, but Rice Creek Watershed District would review and <br /> investigate further, <br /> Mr, Fritsinger stated after reviewing the changes in the plat, Mr. <br /> McClung had addressed all the issues the Planning Ccmnission had asked <br /> for. Staff recorrmends approving the plans, <br /> Chair Winiecki asked the residents to voice any canrents they had. <br /> Chair Winiecki acknowledged l:oth Patricia Holt and Kathleen Flanagan's <br /> letters. <br /> Kathleen Flanagan of 1511 Colleen Avenue stated her conceI11 was the <br /> drainage problem, She questioned if the proposed drainage plan is <br /> guaranteed to work because there is a lot of drainage on her lot. <br /> Mr. Fritsinger stated with the elevation of the lot the water w:JUld run <br /> . off into the street and then da.om the road, The road will actually <br /> --- <br />
