General <br /> concensus from staff is positive, with the open question of how long to plan to be there, Jeff's <br /> feedback is that the roof is good with minor repairs necessary, The floor for the public <br /> works/parks area would have to be strengthened, draining installed and air returns in place, He <br /> anticipates that at a minimum improvements would be approximately $300,000. A large parking <br /> . lot allows for more outside space for public works/parks, in addition to the providing space to <br /> the entrance area to City Hall, Additional office space would be needed, with some "friendliness" <br /> added to the front entrance and Council chamber area, which would not be expected to be a <br /> major cost item, The City water tower (south) is adjacent to this property, There may be some <br /> use of this land, although it appears limited, This zoning area is designated for retail in the future <br /> and thus would seem to be oriented toward future public accessibility, <br /> .I Current site - The repairs anticipated for the public works and city hall facilities were <br /> " -'/"{pproximately'$2Q(),OOOc These would be needed over a time period of more than 12-18 mos, <br /> The roofs repair may be needed at any time, they were expected two years ago. In addition, a <br /> Council location would be needed soon, It may be possible to add on to the current site for the <br /> purpose of a meeting room alone, however Jeff warned about the trickiness of an add on to this <br /> roof <br /> The other sites are too large/small, or are in a business area not as conducive to the public contact <br /> work of City Hall as is the 1212 Red Fox Road. The alternatives of the Pot O'Gold or grocery <br /> store sites would improve the sites if a City HallfPublic Works facility were on site, but would <br /> require some additional costs and incentives for movement. <br /> Staff submits this information for Council review and direction, Based on this review, 1212 Red <br /> Fox Road does seem to meet the immediate and near future needs at the best possible cost and <br /> terms. <br /> . <br />
