Dorothy and I <br /> met with the realtor/broker on this past September 8. My observations are as <br /> follows: <br /> 1) Location: the building has a good central location, and being next to the water <br /> tower is a plus. Located in the business district mayor may not be a bonus, <br /> depending on the city's point of view. <br /> 2) The building appears to be structurally sound. The roof is in relatively good <br /> . condition, with minor repair required. There are no major problems with the <br /> basic building systems that a minor amount of renovation work could not <br /> resolve. <br /> 3) Paint is pealing and will continue to do so, partially due to the <br /> previous! existing application, and the fact that, with no vapor barrier <br /> internally, building moisture shall continue to migrate out through the walls. <br /> 4) Drainage of storm water off the roof is causing some minor problems along <br /> the exterior wall and drainage is poor: this is an inexpensive and easy-to- <br /> monitor item, but it is evident that past and ongoing maintenance has not <br /> been performed. <br /> 5) The split entry set-up is a plus for separate access into the proposed office <br /> area and multi-purpose room. The assembly area (multi-purpose room) is <br /> reasonably suited to such activities as council meetings, group activities and <br /> programs that are currently cramped or compromised in the existing <br /> chambers. <br /> 6) As a general storage/ office building, this structure is adequate and relatively <br /> easy to renovate to suit light manufacturing, small commercial enterprises and <br /> the like. Renovating this structure to accommodate public works, <br /> maintenance and storage is another matter. A conversion or retrofit would <br /> Tnreshl'r Square be forced, at best.
