Mr. <br /> Rockcastle indicated hardship due to the encroachment on the wetlands, drainage issue, and the <br /> steep grade of the lot. <br /> Mr. Fritsinger indicated the ordinance does not actually refer to the requirement of hardship, but <br /> instead a number of conditions be met which are the rational for support in this case. <br /> Erickson moved, seconded by Rye, to recommend to Council approval of Case #94-26, <br /> Front Yard Setback Variance, Applicant Paul and Mary Crosby, with stated condition. <br /> 1. Variance as requested is limited to original home and subsequent building <br /> applications for additions are subject to original legal setbacks as required by the , <br /> ordinance, <br /> Motion passed unanimously. (7-0). <br /> Chair Winiecki indicated this case would be reviewed by Arden Hills City Council at their <br /> December 28, 1994 meeting. <br /> CASE #94-28 SIDE YARD SETBACK VARIANCE AT 3487 RIDGEWOOD ROAD. <br /> APPLICANT JOHN AND DAWN LUNDGREN <br /> Erickson stepped down from the commission for this application, to represent Mr. and Mrs. <br /> Lundgren. <br /> Mr. Fritsinger indicated the applicant is requesting a Side Yard Setback of 20 feet to add a garage <br /> and to expand the living areas at 3487 Ridgewood Road. <br /> Mr. Fritsinger indicated the home was built in 1951 with an addition in 1967. Mr. Fritsinger <br /> indicated this lot was originally platted as part of the Arden Hills #1 subdivision. <br /> Mr. Fritsinger pointed out that this is a corner lot which has similar dimension to other lots in <br /> the area, however, as a corner lot the ordinance requires a 40 foot setback on both Ridgewood <br /> Court and Arden Place. .. <br />
