He indicated he would like to add three <br /> conditions to the approval. <br /> 1. The noted walking trail is to be moved from its proposed location between the I <br /> proposed townhomes and current housing subdivision. <br /> 2. The detached garage and curb cut will be removed from the proposed plan. I <br /> 3. No oak tree will be removed unless noted in a building footprint. I <br /> Larson moved, Rye seconded a motion to approve Case #95-5, PUD Master Plan and Final <br /> Site Plan NW Corner of County Road E2 and Old Highway 10 Applicant -Dan Ogren I <br /> with stated conditions. <br /> Piotrowski inquired as to how a vote could be held if an easement is in question. Mr. Fritsinger I <br /> indicated a fourth condition could be added regarding contingency upon clear identification of <br /> the easement. ~I <br /> Mr. Ogren indicated concern that if the walking trail was to be moved, more trees will be <br /> destroyed, he did not feel this would necessarily be consistent with the Commission's concern I <br /> for the environment. <br /> Chair Erickson inquired as to the type of trees that would be removed. Mr. Ogren indicated I <br /> small trees, the large oaks could be left and the trail could be weaved around them. <br /> Various residents indicated concerns and questions, discussions were held. I <br /> Mr. Ogren indicated if a Single Family detach development was proposed, more green space <br /> would be lost. I <br /> Nelson inquired if a 32 foot street would be recommended for the private street and more I <br /> appropriate for emergency vehicles. Mr. Bergly indicated a 32 foot street is not a necessaty <br /> requirement, and the number of units would also playa part in requesting the wider street. He <br /> indicated currently staff is nGt concerned with the narrower street. I <br /> Nelson inquired if staff would be able to clarify the easement issue, or should this be added as a <br /> condition of approval. Mr. Fritsinger indicated it would be recommended that this be added as - <br /> a condition. <br /> -I <br /> I <br />
