CITY OF ARDEN IIlLLS <br />I MEMORANDUM <br />I DATE: July 5, 1995 <br /> TO: Arden Hills Planuing Commission <br />I FROM: John Bergly, Planuing Consultant <br /> Sanders Wacker Wehrman Bergly, Inc. <br />I SUBJECT: Case #95-16, Prelintinary Plat on Lots 25 and 26, Block 3, Rohleder's Home and <br /> Garden Acres <br />I Applicant - Ron Balfany - Balfany Development Company <br />I 5500 France Avenue North <br /> Brooklyn Center, MN <br />I ReQuest <br /> The Applicant requests approval of a five lot Prelintinary Plat containing 4.63 acres and located in <br />I- an R-2 District. <br /> Backeround <br />I 1. In September, 1993, the Applicant submitted a six lot PUD Concept Plan for review by the <br /> City staff The staff recommendation was to reduce the number oflots to three or four, and <br />I to use the required 60 foot radius cul-de-sac. <br /> 2. In September, 1994, again a six lot PUD was submitted for staff review. Staff recommended <br />I reducing the number lots to five or preferably four. <br /> 3. In November, 1994, (Case 94-21), the Planning Commission reviewed an application for a <br />I six lot PUD with virtually the same reaction as noted in the September, 1993 and 1994 staff <br /> memos. <br />I PROPOSAL <br />I 1. The Applicant is now proposing to .reduce the number oflots to five but is still requesting a <br /> 50 foot radius cul-de-sac and an easement around the cul-de-sac to compensate for the <br /> smaller cul-de-sac in providing space for utilities. The effect of this proposal is to reduce the <br />I front yard setback of the homes by 10 feet without a setback variance. <br />I- I <br />I <br />
