It slopes down .1 <br /> to the north and east from the existing street frontage in the SW comer. Although the I <br /> sanitary sewer in Thom Drive is 10 feet down below the surface, it cannot adequately serve <br /> more than a small portion of the upland area in the SW corner of the property due to the <br /> sloping site. Individual sewer ejector pumps may be required on some of the lots if the tract , <br /> were to be developed with homes at the normal setback from a normal-sized cul-de-sac. <br />~ The application is for platting both lots 25 and 26. It should be noted the lot 25 has been I <br />~. <br /> previously redivided into two lots, and that the westerly of the lots is partially used in this plat <br /> to allow Lot 5 to meet area and lot width requirements. The northerly 10 feet of this lot is , <br /> also used to make the proposed street a full 60 feet in width. If a portion of these new lots <br /> are included in the plat, the remnant lot that contains the home in the SW corner of the <br /> proposed plat should be numbered as a lot and included as part of the platting process. I <br />4. A Subdivision Ordinance variance of 20 feet for the cul-de-sac diameter (120 feet required <br /> and 100 feet proposed) would be required for the plat to be approved. I <br />5. Lot 1 does not meet the rear yard requirements due to the unusual configuration of the lot. <br /> Staff has determined that the NW lot line is the rear lot line (being most nearly parallel to the I <br /> front lot line) and that a 30 foot rear yard would, therefore, be required along the NW lot line. <br />6. City staffhas reviewed this proposed development with the Applicant several times over the -. <br /> past months. Staffhas recommended that the plat be reduced to four lots with a full 120 foot <br /> diameter cul-de-sac and that other lot dintension and yard requirements be met. The <br /> Applicant feels that the site can support five lots with minor variances. The larger cul-de-sac I <br /> will force the homes to be placed approximately two (2) feet further down the slope, requiring <br /> more grading, and possibly more trees lost and the installation of sewage ejector systems on <br /> some lots. Applicants certainly have the right to make application for developments requiring I <br /> variances so three optional actions are available. <br />OPTIONS I <br />1. Deny the request for plat approval and identifY reasons for denial: <br /> I <br /> a. Plat requires a variance to the cul-de-sac diameter. <br /> b. Lot 1 does not meet rear yard requirements.
