Instead, the bulk of traffic would <br />I proceed on Lexington Avenue. The second assumption was that the <br />state agencies that are currently located at the arsenal would <br />remain on the property. The third assumption was that Alliant <br />I Tech's operations would move off-site in the future, or into any <br />possible future commercial development areas on TCAAP. The fourth <br />assumption was that the National Guard operation would not move. <br /> <br />I The first re-use map that was presented was a residential concept. <br />This map included extensive areas of single family low-density, <br />single family medium-density, and mUlti-family housing units. <br />I Industrial and commercial development areas would be located on the <br />HWY 10 side. <br /> <br />I Terry Reuther told the committee that he was strongly opposed to a <br />golf course that was shown on this map, as golf courses are an <br />environmental threat. Ms. Levin reminded Mr. Reuther that the maps <br />were a preliminary idea of possible re-use and that the golf course <br />I was only one of many options that could be explored for that <br />particular area. Mr. Fritsinger told the committee that any <br />fertilizer run-off from a golf course would be remediated. <br /> <br />I Frank Blasiak said that New Brighton and Mounds View have golf <br />courses, and that ball fields are in great demand. These types of <br />. uses should be looked at before a golf course. <br /> <br />I The area which now has fourteen abandoned houses was shown in the <br />residential concept map as a "Special Opportunity" area. This <br />I designation implies that the area has special features that are not <br />readily zoned for specific purposes, and should be given <br />flexibility for possible special re-use opportunities. <br /> <br />I Matt Fulton asked Ms. Levin the estimated amount of people this <br />particular re-use plan would bring to the city of Arden Hills. Ms. <br />Levin estimated that it would bring 7000 people to the city. <br /> <br />I The second proposed re-use map was a "Town Center" concept. This <br />map included a large area off Hwy 10 which would be developed as a <br />I town center area. This area could consist of municipal buildings, <br />businesses, theaters, restaurants, or amphitheaters. The purpose of <br />this area would be to increase the sense of community and to be a <br />I focal point for the community. This area would attract many people <br />for entertainment and civic events. <br /> <br />The third proposed re-use map was an "Office/Industrial" concept. <br />I The main focus of this re-use plan utilizes the railway connections <br />that exist on the arsenal to create a large, thriving industrial <br />area.
