Since Highway 96 is a significant gateway to the - <br /> communities, as well as an inter, and intra-community link, special consideration should be given -, <br /> I to the visual image of the corridor. <br /> - <br /> Although the overall appearance of the communities is important, the most critical areas to the ~, <br /> I corridor's appearance are the properties which are located directly adjacent to the roadway. In <br /> general, there are few dilapidated or unsightly developments in the corridor. However, a number ~ <br /> of areas and developments have limited landscaping or other urban design enhancements. -' <br /> I - <br /> Due to the significance of the corridor, special treatments or guidelines should be considered for <br /> the corridor. Corridor overlay districts or other means should be employed to provide special -,,- <br /> I urban design enhancements or treatments for the corridor. The guidelines or regulations should - <br /> - <br /> address existing as well as future developments. The key elements to be addressed by these <br /> guidelines or regulations are: -, <br /> I - <br /> . Land Use/ Access, Single-family or other uses which are incompatible with the arterial <br /> -, <br /> I character of the roadway and which require frequent access points should be discouraged <br /> and programs should be developed to remove or phase out such existing uses. - <br /> ~ <br /> I . Landscaping, All developments along the Highway 96 corridor should be well - <br /> landscaped and consideration should be given to include larger groupings or clusters of - <br /> I- landscaping materials to complement the natural features along the corridor. Extra efforts - <br /> should be made to screen large parking areas with landscaping materials and to include - <br /> - <br /> landscaped islands in parking lots to break up large parking surfaces. <br /> _l__. <br /> I . Signs, Sign programs should be developed to minimize sign clutter or the proliferation - <br /> - <br /> of too many signs and to prevent the spread of off-premise advertising. <br /> -, <br /> I - <br /> - <br /> CORRIDOR URBAN DESIGN IMPROVEMENT COMPONENTS <br /> -, <br /> I Following is a list of recommended urban design improvements for the Highway 96 corridor: - <br /> - <br /> I 1. Street Lights, Street lights on both sides of the roadway would be utiiized to light the <br /> roadway as well as to throw incidental light on the trail and walkways. Shielding would --- <br /> be used to prevent light spillover onto residential properties. "" <br /> I -' <br /> ...,.., , - ' <br /> 2. TraillWalk Lights, Trail/walk lights would be used to light the trail and walkways if no <br /> streetlights are installed, or to supplement the streetlights if they are installed. The - <br /> I trail/walk lights would be scaled to the bicyclists/pedestrians and would help to improve - <br /> the safety and usability of the trails and walkways. <br /> ~...".,. <br /> I 3. Walkway.
