• Wetland buffer creation in accordance with requirements where necessary. <br />• Extension of sanitary sewer and water main for this development and Ramsey County <br />Parks. <br />• Installation of stormwater management facilities to provide volume control, water quality <br />and rate control for runoff from the new development. <br />• Extension of public trailways and sidewalks for pedestrian connectivity to the Park. <br />• Comprehensive development landscape plan with perimeter landscaping. <br /> <br /> <br />PROPOSED DEVELOPMENT PLAN <br /> <br />It is the applicant’s intent to provide a Warehouse-Office Park development consistent with the <br />City of Arden Hills goals for this area and input provided by City Staff. As such, the current <br />application proposes for the re-zoning of the subject property to I-2 under the City’s current Zoning <br />classifications. This will provide the flexibility necessary to attract businesses that require needed <br />parking and storage for transportation related equipment and ancillary materials. The current <br />concept submittals provide for a window into possible scenarios for several buildings on the site, <br />but flexibility is needed to attract the variety of Tenants required to make this a successful <br />Industrial Park for not only today’s Users, but for future Tenants whose needs keep evolving. <br /> <br /> <br />LANDSCAPING AND SCREENING: <br /> <br />This project proposes a variety of landscaping finishes around each building as well as a <br />landscape buffer along the perimeter of the site. Tree and plant species will be varied to provide <br />adequate diversity across the site. <br /> <br /> <br />TIMING/PHASING/STAGING <br /> <br />The entire site will be mass graded in one phase to allow for the remediation of all contaminants, <br />mass correction of soils for proper compaction prior to placement of footings, and the creation of <br />the storm water basins prior to any off-site discharge. Construction of the Buildings will likely be <br />completed in multiple phases based on market demand. Prior to construction, each building plan <br />will be brought before the Council to review compliance with City standards. <br /> <br />Mass grading is anticipated to begin Spring 2024 with the first phase of utilities and streets <br />completed by October 2024. Vertical construction is anticipated to begin late 2024 with a full <br />build out of the community taking place over two to four years. <br /> <br /> <br />UPDATE: INFRASTRUCTURE <br /> <br />Maplewood Development, Inc. with Belair Sitework Services, LLC and our Legal Counsel, Taft <br />Law, have been working over the past several months with the General Services Administration <br />(GSA) of the United States Government, the Department of the Army (DOA), and Ramsey County,
