Architects <br /> <br />55 East 5th Street, Suite 750 Saint Paul, Minnesota (651)222-4642 55101 <br />The existing building’s main entrance is in the southeast corner of the building <br />facing east toward the public street. It consists of glass windows and glass entry <br />doors approximately 29’- 9” wide with additional windows on the south wall. <br />We intend to maintain the main entry to the restaurant, bar and event space as well <br />as the windows on the south wall. We will clean and refurbish this glass entry or <br />replace it if needed. These windows and doors allow views of the activities in the <br />restaurant and bar from the street. <br /> <br />The east wall of the existing event space is constructed of with concrete block with, <br />what appears to be, covered openings at the top of the wall near the roof line. <br /> <br />The function of the event space requires a certain level privacy and windows <br />viewing the activity inside would be not conducive to this activity. Also, it would be <br />difficult to add a significant number of windows into the existing concrete block walls <br />in order the meet the 50% requirement listed above. <br /> <br />Our intent is to cover all the exterior walls of the event space entirely with the brick <br />mentioned above using the pattern shown on the exterior elevation included in the <br />Planning Submittal Package. This would enhance the existing building’s <br />appearance and better serve the function inside. <br /> <br />5. The project is proposing partial rehabilitation of the existing pavement through mill <br />and overlay. Due to the limited ability to adjust existing grades with this operation, <br />new curb and gutter is not being proposed at the parking islands. <br />A Flexibility is requested to allow this condition in order to maintain the existing <br />drainage patterns from the site. <br /> <br />6. A Flexibility is requested to allow site lighting in lieu of trees within six of the <br />proposed landscape beds in order to provide adequate lighting to the site. <br /> <br />7. A flexibility is requested to allow for the installation of new 2.5-3.0 caliper inch trees <br />in lieu of 4-6.0 caliper inch trees.
