City of Arden Hills ▪1245 West Highway 96 ▪ Arden Hills Minnesota 55112 <br />Phone 651.792.7800 ▪ Fax 651.634.5137 ▪ www.cityofardenhills.org <br /> <br /> <br />Justification for the Proposed Amendments <br />The addition of an event center as a conditional use in the B-2 Zoning District aligns with <br />the district's purpose of accommodating commercial activities that serve the local <br />community. Event centers are becoming increasingly popular as venues for various social <br />and corporate events, and having a dedicated facility will enhance the city's attractiveness as <br />a destination for such gatherings. <br />Furthermore, allowing event centers to serve alcohol with a licensed caterer is crucial for the <br />flexibility and inclusivity of our services. For example, if we host a wedding where the <br />clients desire a specific type of cuisine, such as Indian food, and our café is unable to <br />provide it, the clients should have the option to bring in a licensed vendor who can meet <br />their needs. <br />These proposed amendments will not only support the growth and diversification of our <br />local economy but also meet the evolving needs of our community. By allowing event <br />centers in the B-2 Zoning District and enabling them to serve alcohol with licensed caterers, <br />we can provide a versatile and inclusive venue for all types of events, enhancing the overall <br />attractiveness and functionality of our city. We respectfully request that the council consider <br />and approve these amendments to the City Code. <br />b. Identify if the Event Center capacity of 464 attendees includes staff and café patrons or if <br />there would be additional individuals on-site during events. <br />Response: The fire marshal determined that the Event Hall can accommodate 464 people. <br />This number would include Event Staff. The café seats 34 people with 5 staff. The Adult <br />Day Care has 20 occupants with 4 staff. <br />The Adult Daycare and the Café will not be open during an event in the Event Center. <br />Therefore, our maximum occupancy will be 464 occupants at any one time. <br />c. Specify if the café will be open to non-event attendees while the event space is in use. <br />Response: The café will not be open to non-event attendees while the event space is in use. <br />However, the kitchen will be open during events for event food and drinks. <br />d. Specify if events such as conferences or performances would be held in the space during <br />the Adult Day Program hours of operations. <br />Response: Since the space is shared, it can only be used for either events or adult day care at <br />any given time, not both simultaneously. <br /> <br /> <br /> <br />
