Provide documentation of executed parking agreements with neighboring businesses, <br />including agreement language and the number of spaces that are part of the agreement. <br /> <br />Response: We do not believe we need additional parking. However, in the event that we <br />need additional parking, we are in communication with Presbyterian church of the way. The <br />pastor has assured us of 55 parking spaces, but the parking agreement has to be executed by <br />the Church Session which does not meet until June 20th. <br /> <br />2. Request for Flexibilities <br />a. In the Elegant Event Center City Narrative, it is suggested that the formula for event <br />center parking requirements is 1 space for every 3 seats. This narrative also states that the <br />development is designed to accommodate up to 464 seats, which at 1 space for every 3 <br />seats, would require 155 parking spaces. The narrative states that 145 spaces will be <br />available on-site. The Request for Flexibilities should address this proposed flexibility. <br />Response: According to the fire marshal, the event space has a capacity of 464 people. <br />Based on our formula/proposal of 1 car per 3 seats, it would require 155 parking spaces. <br />Since we have 145 parking spaces, we are requesting flexibility for 10 additional parking <br />spaces. We believe 145 parking spaces will be sufficient because we do not anticipate a time <br />when all 464 people would be on the property simultaneously. Most events occur on <br />weekends or after hours when the café and daycare services are closed except for the <br />kitchen, leaving us with enough parking for events. <br />b. Address Site Furnishings and Seating Areas requirements for benches and decorative <br />plantings and functional outdoor seating area for restaurants. <br />Response: We do not have any plans for having an outdoor seating area, the porch area on <br />the east side of the building is a designated smoke area and would not be used for outside <br />seating for café. <br />3. Site Plan <br />a. Site Plan to provide a summary tabulation of minimum B-2 District Requirements and <br />proposed project/site data (i.e. Lot Coverage by Structure, Minimum Landscape Area, <br />Floor Area Ratio, Impervious Surface Area, Setbacks, Parking, etc.) to aid in evaluating <br />compliance with zoning requirements. <br /> <br /> Response: B-2 District requirements and proposed site data has been added to sheet C3. <br /> <br />b. Identification of snow storage area(s). (Note: Separate site plan or explanation of snow <br />storage in narrative.) <br /> <br />Response: Snow storage locations are shown on sheet C-B. Snow in excess of what can be <br />stored in these locations will be hauled offsite. <br />
