Confirm if the proposed development will utilize the existing Utilities Plan. If not, <br />provide Utilities Plan details. <br /> <br />Response: Existing utilities will be utilized for the reconstruction. See sheet C3. <br /> <br />4. Elevation Plans/Architectural Plans <br />a. Provide height for the building elevations. <br /> <br />Response: The building elevation heights have been added to each elevation – see <br />Architectural Sheets A5.0 & A5.1. <br /> <br />b. Include details of trash enclosure on elevation drawings. Tabulation of materials to be <br />provided. <br /> <br />Response: This information has been added to Architectural Drawings A5.1, Details 7, <br />8, 9, 10 & 11. <br /> <br />c. Include details for screening of exterior ground or roof-mounted mechanical devices, such <br />as vents, exhaust fans, generators, and air conditioners. <br /> <br />Response: All mechanical devices, noted above, are existing and are located on the <br />ground along the west side of the building. There are no mechanical devices located on <br />the roofs and no additional equipment will be added to the roofs or on the site. <br /> <br />Response: All ground mounted mechanical equipment will be screened from view by new <br />landscaping. Mechanical equipment will not be visible from the right of way on the <br />western side of Snelling Ave. This is shown on the Planting Plan L1. <br /> <br /> <br />d. Provide details for proposed delivery areas. <br /> <br />Response: Deliveries to the building will be received through the service door on the north <br />side of the building. This area is shown on the Architectural Drawing A2.0 & A2.1. <br /> <br />5. Traffic Study <br />Response: A Traffic Study was done by SEH Engineering and submitted to the Planning <br />Department for review. It is included in the Planning Submittal Package for distribution to the <br />Planning Commission and City Council. <br /> <br />6. Circulation Plan <br />a. Identification of internal sidewalk connections. <br /> <br /> Response: Pedestrian circulation has been added as depicted on Sheet C-C.
