<br />Page 10 of 24 <br /> <br />Phase III, set for August 2025, includes the added operations of an adult day care program. The <br />Applicant is working with the Minnesota Department of Human Services to modify an existing <br />Home and Community-Based Services license. The adult day car program would offer activities <br />such as educational programs, arts and crafts, supervised field trips, board games, and group fitness <br />exercise sessions. <br /> <br />The adult day care use would use the main hall of the event center and a floor plan for the use is <br />shown below. The Applicant has stated that the event center use would not overlap with the adult <br />day care use due to the nature of both uses using the main hall of the building. The adult day care <br />space is shown as accessible through the main entry and the side door with access to the covered <br />patio. The proposed occupancy is twenty (20) service participants and four (4) staff. The proposed <br />hours of operations for Adult Day Programs are 8:00 a.m. to 4:00 p.m. Monday through Thursday. <br />The Applicant notes that the restaurant will be operational during the hours of the adult day care <br />to provide lunches to the day care members. <br /> <br />Adult day care facility is a permitted use in the B-2 General Business Zoning District. However, <br />the Applicant will be required to submit for a PUD Amendment as part of the phasing plan. A full <br />evaluation of the future adult day care use will be provided once the PUD Amendment is <br />submitted. The Planning Commission should consider the Phase III use with this application and <br />provide comment about possible provisions for this use as it relates to an event center and <br />restaurant within the same shared building. <br /> <br />Interior Future Adult Daycare Floor Plan <br /> <br />Chapter 13, Zoning Regulations Review <br /> <br />1.
