Attachment A <br />It <br />EN HILLS <br />CITY OF ARDEN HILLS <br />COUNTY OF RAaJSEY <br />STATE OF 1aJINNESOTA <br />RESOLUTION NO. 2024041 <br />RESOLUTION APPROVING A <br />PREJJV ARYPLATANDREZONING <br />FOR THE SUBJECT PROPERTY AT <br />1700 WEST HIGHWAY 96 <br />WHEREAS, City Staff received a complete land use application for a Preliminary Plat <br />request un July 17, 2024 from Trident Development, LUC ("Applicant"), for the properly located <br />at 1700 west Highway 96 ("Subject Property") to allow for the splitting of the Subj ect Properly <br />into two parcels, as depicted un the attached Exhibit "A"; and <br />WHEREAS, the Applicant has also requested the rezoning of the 10.74 acre parcel <br />identified as Lott, Block 1 Arden Heights Addition, as depicted on the attached Exhibit "A" and <br />highlighted in yellow, from B-1 Limited Business Dishict to R-4 — Multiple Dwelling Dishict <br />and <br />WHEREAS, Lott, Block 1 Arden Heights Addition would meet the size requirements for <br />lots in theR-4 —Multiple Dwelling Dishict and <br />WHEREAS, Lot 1, Block 1 Arden Heights Addition would remain zoned for and meets <br />the size requirements for lots within the R-1—Single Family Residential Dishlct and <br />WHEREAS, the rezoning of Lot 2, Block 1 Arden Heights Addition would resolve a <br />conflict between the Comprehensive Plan and the Zoning Ordinance; and <br />WHEREAS, pursuant to sefinnesom State Statute, the City must ad on this request by <br />September 14, 2024 (60 days); and <br />WHEREAS, the City Council directed Staff to prepare a Land Use Application Public <br />Policy Notificafion to notify all property owners within 1000 feet of Subject Property when a <br />request for the Planning Commisson is to occur related to a land use application that requires a <br />public hearing; and <br />WHEREAS, the City's obligation has been met where the Arden Hills Planning <br />Commission dudy held a public hearing un August ], 2024.
