NEW BUSINESS <br /> <br />A. Planninl! Case 05-19 - Preliminarv Plat for 1978 Thom Drive <br /> <br />Mr. Hellegers requested Council consider the Preliminary Plat for 1978 Thom Drive. He stated <br />at the September, 2005 Planning Commission meeting they recommended approval (5-1) of the <br />Preliminary Plat for the Bryson Woods development, after making a finding that the proposed <br />variances are not merely inconveniences, the conditions upon which the variances are based are <br />unique to the property, and the variances will not be substantially detrimental to the public welfare <br />and are in concert with City regulations, subject to six conditions as noted in staff's September 26, <br />2005 report. <br /> <br />Councilmember Larson asked what the buildable area for lot I was. Mr. HelIegers replied the <br />buildable area on lot I was 3,087.5 square feet and on lot 2 it was 6,825 square feet. <br /> <br />. Richard Kotoski, applicant, stated they wanted to put in three single-family homes and he <br />believed the lots were suitable. He explained how the drainage was being addressed. <br /> <br />Councilmember Grant stated he believed lot 1 was designed as best they could due the shape of <br />the parcel and he did not have a problem with approving this. <br /> <br />MOTION: Councilmember Larson moved and Councilmember Grant scconded <br />a motion to approve Planning Case 05-19, Preliminary Plat subject <br />to the conditions as noted in staffs September 26,2005 report. The <br />motion carried unanimously (4-0). <br /> <br />B. Planninl! Case 05-20 - Five Foot Side Yard Setback Variance for a Detached Garal!e <br />at 1911 Glenpaul Avenue <br /> <br />Mr. HelIegers requested Council consider the request for a five-foot side yard setback variance <br />for a new detached garage in approximately the same location as the existing garage. <br /> <br />He stated at the September Planning Commission meeting, the Commissioners unanimously <br />recommended approval. <br /> <br />. <br /> <br />Councilmember Holden asked if they had heard from the neighbor adjacent to this property. <br />Mr. HelIegers replied staff had not received any comments from neighbors within 350 feet. He <br />noted there were other properties in this area that were given similar variances. <br />
