<br />Page 5 of 9 <br /> <br />the requirements for location of wall signs, permitting an additional wall sign on the southwest <br />elevation. <br /> <br />The Applicant is seeking flexibility for the size of auxiliary signage and to allow commercial text <br />on the sign faces. Auxiliary signs are defined as (emphasis added): <br /> <br />Auxiliary sign. A sign that provides direction for internal circulation, parking or entry, <br />restrictions on parking, security warnings, or other similar primarily noncommercial signs <br />that are directed at people that are entering, exiting, or on a particular property. Auxiliary <br />signs do not include outdoor advertising signs. <br /> <br />Commercial Message <br />The city has historically prohibited commercial messages on auxiliary signs. A commercial <br />message is defined as: <br /> <br />Commercial message sign. Any message which identifies a business or product or promotes <br />the sale of any product or service. <br /> <br />The inclusion of the business’ names, instead of an identifier such as “Suite 1” and “Suite 2” <br />creates a primarily commercial sign. The Applicant is proposing two auxiliary signs on the <br />northwest entrances of the site and an auxiliary sign on the southeast entrance of the site. Under <br />the proposed signage plan, the Applicants are requesting to have the tenants of the building <br />business names on the auxiliary sign. <br /> <br />Sign Size <br />Flexibility is not required for the size of the proposed auxiliary signs, but previously 4.5 square <br />feet were reviewed. Properties in Sign District 6 are allowed auxiliary signs up to six square feet. <br />The proposed auxiliary signs are each six square feet and comply with the sign district <br />requirements. <br /> <br />The Applicant has proposed no other changes and shall follow all other city standards for the <br />signage on the building. The signage plans are shown in Attachment E. <br /> <br />2. Sign Standard Adjustments – Section 1260.01 <br /> <br />The Applicant requests to increase the size of auxiliary signage and flexibility to allow commercial <br />text on the sign faces. City Code Section 1260.01, Sign Standard Adjustments states: <br /> <br />…adjustments to the requirements and standards for the height, number, type, lighting, <br />area, and/or location of a sign or signs established by this Chapter may be approved with <br />a Site Plan Review or a Planned Unit Development process. <br /> <br />In order to approve an adjustment, the Planning Commission will need to make a determination <br />that the following criteria in the sign code have been satisfied: <br /> <br />Subd. 1 There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately to the site. <br />
