I Case No. 75-23, Parkinq Modificat~ - FI<>herty's Arden Bowl Fredlund reported that the Planning Commission revlawed several site plans and recommends Council approval of the plan dated 5/27/75, SUbject to landscaping on the west side tD be moditl~d to provide 2 rows of coniferous trees, staggered 15 'ft. apart, and that a ponding area be provided cnthe site, as approved by the EnQineer. In discussion, parking needs were discussec for Flaherty's proposed over-all activities <inducting off-Sale liquor store), and the possible rerouting of traffic in the area which wi II possibly affect Flaherty's, as wet I as other parking in the area. It was noted that curbing on both sides of Connelly would bo raquil"ed, which may affect parking on the existing Arden Bowl site. After considerable discussion, Fredlund was requested to provide Counci I with a map of the area, indicating existing bui Idings, parking areas, roadways and driveways etc. Wingert agreed to discu.s Counci.i's concerns with Mr. Flaherty and to relay Coune! Its thoughts as possible ways to resolve the traffic, parking and drainage problems in the area. Feyereisen agreed to discuss dedication for drainage with Attorhey Lynden. Mattel- was deferred to Council meeting of June 3D, 1975, pending reports from Wingert and Feyereisen. OTHER BUSINESS Steak Inn - Request re Landscape Plan Modification Wingert reported that it appears that the Steak Inn landscaping, as planted departs considerably from the approved landscape plan and noted the following differenceS: I. Af nOI-th-west of building, plantings have been added which are not shown on the plan. 2. Grouped plantings along east of other access road are not on the plan. 3. Most of the Indicated planting on the west has been omitted. 4. South side of lot has not been planted as indicated. 5. Five pines have been planted on th3 Standard 011 site. All in all, abou.l" ~ of the pl<lntingS on the approved plan have been omitted. . tn discussion, it was noted that a drain is installed in the bottom of the ponding area on the site; possibly should install a partial plug so water is actually retained and run-off is thereby retarded- this was purpose of the pondlng area. After discussion, it was the general cons~nsus landsca~ing for Steak Inn cannot be approved. deficiency were noted as follows: of the Council that the Two major areaS of I. West side of east entrance road, and 2. South~lde of site, McNiesh was requested to ask applicant to submit an amended land- scape plan showing actual plantings installed, and to also indicate plantings "in keeping" with the approved landscaping concept. -6-
