I <br />Case No. 75-23, Parkinq Modificat~ - FI<>herty's Arden Bowl <br />Fredlund reported that the Planning Commission revlawed several site <br />plans and recommends Council approval of the plan dated 5/27/75, <br />SUbject to landscaping on the west side tD be moditl~d to provide <br />2 rows of coniferous trees, staggered 15 'ft. apart, and that a ponding <br />area be provided cnthe site, as approved by the EnQineer. <br /> <br />In discussion, parking needs were discussec for Flaherty's proposed <br />over-all activities <inducting off-Sale liquor store), and the <br />possible rerouting of traffic in the area which wi II possibly affect <br />Flaherty's, as wet I as other parking in the area. It was noted that <br />curbing on both sides of Connelly would bo raquil"ed, which may affect <br />parking on the existing Arden Bowl site. <br /> <br />After considerable discussion, Fredlund was requested to provide <br />Counci I with a map of the area, indicating existing bui Idings, parking <br />areas, roadways and driveways etc. Wingert agreed to discu.s Counci.i's <br />concerns with Mr. Flaherty and to relay Coune! Its thoughts as possible <br />ways to resolve the traffic, parking and drainage problems in the area. <br /> <br />Feyereisen agreed to discuss dedication for drainage with Attorhey <br />Lynden. <br /> <br />Mattel- was deferred to Council meeting of June 3D, 1975, pending <br />reports from Wingert and Feyereisen. <br /> <br />OTHER BUSINESS <br /> <br />Steak Inn - Request re Landscape Plan Modification <br />Wingert reported that it appears that the Steak Inn landscaping, as <br />planted departs considerably from the approved landscape plan and noted <br />the following differenceS: <br /> <br />I. Af nOI-th-west of building, plantings have been added which <br />are not shown on the plan. <br />2. Grouped plantings along east of other access road are not <br />on the plan. <br />3. Most of the Indicated planting on the west has been omitted. <br />4. South side of lot has not been planted as indicated. <br />5. Five pines have been planted on th3 Standard 011 site. <br /> <br />All in all, abou.l" ~ of the pl<lntingS on the approved plan have been <br />omitted. <br /> <br />. <br /> <br />tn discussion, it was noted that a drain is installed in the bottom <br />of the ponding area on the site; possibly should install a partial <br />plug so water is actually retained and run-off is thereby retarded- <br />this was purpose of the pondlng area. <br /> <br />After discussion, it was the general cons~nsus <br />landsca~ing for Steak Inn cannot be approved. <br />deficiency were noted as follows: <br /> <br />of the Council that the <br />Two major areaS of <br /> <br />I.
