CASE #91-17 (Cont'd) ~ Building Maintenance person for Northwestem College <br /> advised he has been working with the Fire Chief to <br /> resolve the issue of rerooval and relocation of the tanks, <br /> Councilmember Malone questioned the t:iJne-frarne for construction of the library <br /> facility; noterl the recammedation for approval is contingent upon relocation of <br /> the tanks. <br /> The applicant stated it is the intent to begin construction immediately and have <br /> the wilding enclosed prior to the winter months, The Maintenance person stated <br /> the tanks may be rem:>ved at any t:iJne and the relocation issue be brought before <br /> Council at a future date. <br /> Council discussed establishing a date for removal of the tanks and placement of a <br /> condition that no occupancy pennit for the facility would be issued until the <br /> tanks have been removed. <br /> Mahowald moved, seconded by Malone, to approve Case <br /> #91-17, site Plan Review for Berntsen Resource Center, N=thwestem College, <br /> based on the following: <br /> L The wilding location and general configuration were established in the PUD <br /> approved on June 24, 199L <br /> 2. The project will require no variances. <br /> 3. The grading and drainage plans are acceptable as approved by the Rice Creek <br /> Watershed District and City Engineer, <br /> . 4, The signage merely identifies the wilding, with a precase sign of less than <br /> six square feet at the building entrance, <br /> 5, Landscaping is a=<::mplished with an acceptable combination of trees and shrubs <br /> in sizes generally larger than required. <br /> 6, The min= road realigrunent and the two story brick wilding should not be an <br /> intrusion on the neighboring residential property, as it is heavily s=eened <br /> by dense woods and the wilding cannot be seen in the summer months and <br /> probably not in the winter months, <br /> and, with the following cX)f)ditions: <br /> 7. That a sign identifying the service drive is pennitted, if necessary, <br /> 8, That the final building plan suhnitted be amended to reflect the relocation <br /> of the mechanical equipment. <br /> 9, That the tanks near the lake be removed = relocated by December 1, 199L <br /> 10. That an easement be established and identified for the water retention <br /> ponding area and stann sewer, <br /> 11, That staff secure the appropriate landscape bond fram the applicant. <br /> Motion carried unanimously, (5-0) <br /> eouncilmember Malone asked the applicant if the condition relating to the tanks <br /> would pose a problem f= the College, <br /> President Erickson advised the condition is acceptable. <br /> . eouncilmember Hicks requested staff review the previous files to determine if <br /> Park Dedication requirements have been met by the College; questioned if the <br /> College has an executed copy of the agreement relating to use of the campus <br /> facilities. <br />
