Removal of Existing Roofing <br />Remove all existing shingles and/or roofing materials down to the decking. <br />Re -nail any loose wood to ensure a secure foundation. <br />If deteriorated, rotten, or un-nailable decking is discovered, it will be replaced at a cost of $150 per sheet upon management approval and a <br />signed change order. <br />2. Underlayment & Waterproofing <br />Install 6 feet of Tamko Ice & Water Shield along all gutter lines, valleys, wall lines, and around chimneys to meet local building codes. <br />Cover the remaining roof surface with Tamko Synthetic Underlayment for additional moisture protection. <br />3. Shingle Installation <br />Install Tamko Starter Strip Shingles along all eaves, rake edges, and valleys. <br />Install Tamko TITAN XT Dimensional Shingles according to manufacturer specifications, using 1 1/4" roofing nails (4 nails per shingle). <br />Install Tamko Hip & Ridge Shingles for a finished look and added protection. <br />4. Ventilation & Flashing <br />Install new 750 and/or Ridge Roof Vents for proper attic ventilation. <br />Install new plumbing flashings, bathroom vents, and kitchen vents as needed. <br />Re -flash chimney as needed to ensure a watertight seal. <br />5. Edge Protection & Gutter Work <br />- Install all new drip edge and/or gutter apron to direct water away from the roof and prevent leaks. <br />- Any additional materials or necessary replacements will be discussed with management before proceeding.
