Development Company,
Of f Ice/Warehouse, 1315 Red Fox Road
Council was referred to Planning Memo of 1/25/83 and to the
Planning Commission's recommendations (Minutes of February 7,
1983) ,

Miller explained that this revised proposal has reduced the
building size and relocated the parking closer to the building,
eliminating the need for setback variances. Miller noted a
major north/south drainage swale which is proposed to be moved
to the east side of the site; explained that the revised site
plan Is basically Identical to the previous application, which
was not approved primarily because of the variance request and
Intensity of use. Miller noted that the revised plan conforms
with ordinance requirements, based on 20% office/80% warehouse
use of the building. Mi I ler reported that the Planning Commis-
sion recommends approval with the conditions listed in the
Minutes of February 7th.

In discussion, Architect Janis Blumental stated that they agree
with the Planning Commission's landscape recommendations. Blumen-
tal displayed colored renderings of the site, landscape plan and
building elevations; Indicated one 4' loading dock at the
southeast corner of the building and five garage doors on the
west side of the building.

Control of the 20% office/80% warehouse use was discussed, and the
general concurrence was that this would be self-governing; If
parking Is not adequate, building won't be leased.

Blumental described the building exterior to be of break-off or
spilt-face block In a subdued color (not definitely determined
to date). The west elevation was described to )ncorporate windows
and drive-In garage doors In a uniform pattern of panels.
Blumental said the applicant Is agreeable to the additional
landscaping recommended by the City Planner on the east edge of
the site as Indicated on Planning sketch.

Hicks moved, seconded by Mulcahy, that Council approve the site
plan as submitted, subject to:

I.
2 .
3.
. 4.
5.
6 .

Revision of the grading plan to provide berms along Red
Fox Road as indicated on the landscape plan, as recom-
mended by City Planner.
Grading Plan approval by City Engineer.
Landscape Plan approval by City Planner.
Resolution of the construction of the 'sanitary sewer
to serve the site.
Resolution of park dedicat10n requirements prior to
issuance of building permit, and
State approval of drainage ditch and control structure
re locat ion.

Motion carried unanimously. (5-0)

Case No. 83-1. Hazelnut Park Addition - Barry O'Meara
Miller referred Council to Planning memo (1/27/83) and trans-
parencies of attachments thereto, and to the Planning Commission's
recommendations (Minutes of 2/7/83).
