Development Company, <br />Of f Ice/Warehouse, 1315 Red Fox Road <br />Council was referred to Planning Memo of 1/25/83 and to the <br />Planning Commission's recommendations (Minutes of February 7, <br />1983) , <br /> <br />Miller explained that this revised proposal has reduced the <br />building size and relocated the parking closer to the building, <br />eliminating the need for setback variances. Miller noted a <br />major north/south drainage swale which is proposed to be moved <br />to the east side of the site; explained that the revised site <br />plan Is basically Identical to the previous application, which <br />was not approved primarily because of the variance request and <br />Intensity of use. Miller noted that the revised plan conforms <br />with ordinance requirements, based on 20% office/80% warehouse <br />use of the building. Mi I ler reported that the Planning Commis- <br />sion recommends approval with the conditions listed in the <br />Minutes of February 7th. <br /> <br />In discussion, Architect Janis Blumental stated that they agree <br />with the Planning Commission's landscape recommendations. Blumen- <br />tal displayed colored renderings of the site, landscape plan and <br />building elevations; Indicated one 4' loading dock at the <br />southeast corner of the building and five garage doors on the <br />west side of the building. <br /> <br />Control of the 20% office/80% warehouse use was discussed, and the <br />general concurrence was that this would be self-governing; If <br />parking Is not adequate, building won't be leased. <br /> <br />Blumental described the building exterior to be of break-off or <br />spilt-face block In a subdued color (not definitely determined <br />to date). The west elevation was described to )ncorporate windows <br />and drive-In garage doors In a uniform pattern of panels. <br />Blumental said the applicant Is agreeable to the additional <br />landscaping recommended by the City Planner on the east edge of <br />the site as Indicated on Planning sketch. <br /> <br />Hicks moved, seconded by Mulcahy, that Council approve the site <br />plan as submitted, subject to: <br /> <br /> I. <br /> 2 . <br /> 3. <br />. 4. <br />5. <br /> 6 . <br /> <br />Revision of the grading plan to provide berms along Red <br />Fox Road as indicated on the landscape plan, as recom- <br />mended by City Planner. <br />Grading Plan approval by City Engineer. <br />Landscape Plan approval by City Planner. <br />Resolution of the construction of the 'sanitary sewer <br />to serve the site. <br />Resolution of park dedicat10n requirements prior to <br />issuance of building permit, and <br />State approval of drainage ditch and control structure <br />re locat ion. <br /> <br />Motion carried unanimously. (5-0) <br /> <br />Case No. 83-1. Hazelnut Park Addition - Barry O'Meara <br />Miller referred Council to Planning memo (1/27/83) and trans- <br />parencies of attachments thereto, and to the Planning Commission's <br />recommendations (Minutes of 2/7/83). Miller said the plat serves <br />the land as well as possible; site is triangular. with a pipe <br />line easement cutting through It, and encompasses a drainage pond <br />easement. <br /> <br />-3- <br />
