ARDEN HILLS SPECIAL CITY COUNCIL WORK SESSION — JULY 14, 2025 27 <br />other items. The Building Department has managed the scheduling of repairs and maintenance. <br />Ther isn't anyone coming in to do upkeep and maintenance. It has been scheduling for repairs, as <br />they are needed. This was an attempt to get ahead of our future maintenance needs. <br />Mayor Grant said we didn't get ahead of it, in some cases. He would rather see us keep up. It is <br />cheaper to have things fixed vs. letting it deteriorate. <br />Councilmember Rousseau said we received this bench handout at the start of the meeting, it is <br />60-pages with a lot of small to-dos. She asked what Staff is asking for by providing this. <br />Councilmember Holden said there was no money put into 2026 for repairs to City Hall. <br />Mayor Grant said Council should familiarize themselves with the document. He would like to <br />know what the plan is going forward. <br />Councilmember Holden repeated there is nothing budgeted in 2026 for these repairs. <br />Public Works Director/City Engineer Swearingen thought the items in the 5-year outlook may <br />have been included within the CIP. <br />City Administrator Jagoe asked if he was looking at the reserve study. She asked the Building <br />Official to program 10-years worth of the items from the reserve study. There are no items that <br />the reserve study is calling for in 2026. The project are included in the 10-year plan of the CIP. <br />There are items to be addressed, starting in 2027. <br />Councilmember Holden wondered if the 5-year outlook included just the major items, or <br />everything in the study. <br />Finance Director Yang said it was everything in the study. <br />Councilmember Holden would like to look and see if there are things our staff can do. They can <br />do caulking and the other little stuff. That's how she will be reviewing this document. <br />Mayor Grant agreed. However he would like to see the corrosion issues resolved sooner rather <br />than later. <br />Councilmember Weber said there are chemicals that you can paint on that will eat up the rust to <br />inhibit it and then you just paint over it. As long as there aren't any holes it's important to keep on <br />top of that corrosion. <br />Public Works Director/City Engineer Swearingen said he just received the document as well. <br />He can review what is in there and he can add certain items into the work plan. <br />Mayor Grant said there are tasks that Staff can take care of. We have corrosion in a number of <br />spots. We should take care of that in the short term. He has an interest in this document from a <br />longer term perspective, 2027 and beyond. He isn't sure if he agrees with all of the <br />recommendations from the consultant. There are a lot of discretionary items in there. He doesn't <br />think our elevator is used enough to be prematurely worn, as stated. <br />
