Public Works Director / City Engineer <br />SUBJECT: T-Mobile North Tower Site Use Lease Agreement Amendment (Antenna Lease) <br />Budgeted Amount: Actual Amount: Funding Source: <br />$32,510.04 (2029 existing) $40,500 (2029 proposed) General Fund <br />Council Should Consider <br />Motions to approve, table, or deny the following: <br />• T-Mobile Lease Agreement Amendment No. 1 for the location at the North Tower on <br />4251 Fernwood Street, Arden Hills, Minnesota 55112 <br />Background/Discussion <br />The City of Arden Hills entered into a Site Use Lease Agreement with T-Mobile Central LLC. on <br />June 30, 2008 for cell antenna equipment located at the City's North Water Tower at 4251 <br />Fernwood Street. The agreement established a monthly lease rate of $1,500, with an adjustment of <br />3 percent annually. The agreement expires at the end of December 2028. <br />The City Attorney reviewed the amendment document and had no concerns with the language as <br />written. The monthly lease rate is proposed at $3,375, with an adjustment of 15 percent every 5 <br />years. This is a 24.5% rate increase starting in 2029 from the previous lease terms. The rate is <br />similar to the other T-Mobile lease on the South Tower that the City Council approved on April 28, <br />2025. The proposed lease agreement amendment would extend for 25 years through 2053. <br />City staff recommends the City Council approve the proposed lease agreement amendment with T- <br />Mobile. <br />Budget Impact <br />The 2029 projected budget includes $32,510.04 of T-Mobile North tower rental revenues.
