<br />4 <br /> <br />Considering land designated for infrastructure, trails, and open space, Rice Creek <br />Commons has approximately 300 acres of land planned for commercial and residential <br />development. <br />The site will feature four distinct neighborhoods with a wide range of housing types, <br />ensuring that Rice Creek Commons will be a place for people in all walks of life. The Hill, <br />Creek, and Southwest neighborhoods will be primarily residential, offering a mix of single- <br />family homes, townhomes, and other housing options. The Town Center neighborhood, at <br />the heart of Rice Creek Commons, will provide a walkable retail center with multifamily <br />housing, public space, and commercial uses. <br />The entire site will be connected by an internal network of parks and trails that will not only <br />provide open space for all types of recreation but also perform important environmental <br />functions such as stormwater management and natural habitat restoration. Open space <br />throughout the site will connect to a larger regional system, with miles of linked trails, <br />making active living easily accessible for future residents. <br />The vision for the site includes the following land uses (see TCAAP Regulating Plan for full <br />land use map): <br />• Town center: The Town Center neighborhood is centered on approximately 17 acres <br />of land that is envisioned to be a vibrant commercial and residential district that <br />promotes walkability through its street design and mix of uses. Zoning for Town <br />Center includes housing, office, retail, restaurant, and civic uses. Within this <br />district, buildings can be up to five stories in some areas and up to 10 stories in <br />others. <br />• Neighborhood residential: Three distinct residential neighborhoods are planned. <br />The Creek and Hill neighborhoods together consist of 118 acres of land zoned for <br />low-density residential uses, such as single-family houses. The Southwest and Town <br />Center North and South neighborhoods include about 60 acres of land zoned for <br />low- to medium-density residential uses, such as townhouses or similar. <br />• Mixed-use retail: This land use is concentrated in 28 acres of retail development at <br />the northern gateway to the site served by an off-ramp from 35W. Additional areas <br />for this land use are located at the southern entrance to the site and in the Town <br />Center area. <br />• Office Mixed Use: This land use allows for 20 acres of office space in buildings that <br />can be built as high as five stories. <br />• Flex business: Approximately 10 acres on the west-central portion of the site are <br />zoned for flex business, which allows for office, technology and manufacturing uses.
