i <br />• <br />CITY OF ARDEN HILLS <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br />ORDINANCE NO. 324 <br />AN ORDINANCE <br />AMENDING ORDINANCE NUMBER 291, <br />THE CITY OF ARDEN HILLS' ZONING ORDINANCE <br />The Arden Hills City Council hereby ordains that the City of Arden Hills' Ordinance 291, <br />Zoning Ordinance, is amended to read as follows: <br />Section 5 (E) Land Use Chart <br />Section 5 (H) Special Requirements for the Neighborhood Business District <br />#2 Special Regulations for Permitted Uses in the NB District <br />Permitted uses are allowed as specified in the Land Use chart, Section 5, E, for the NB District. <br />However, this ordinance specifies additional requirements for : Clinics; Financial Institutions & <br />Service; and Retail Sales & Service. These uses can, if unrestricted, place unacceptable levels of <br />traffic on these sites and streets that would negatively impact adjacent uses outside the <br />Neighborhood Business District. <br />#3 Special Regulations for Special Uses in the NB District <br />Special Uses are allowed as specified in the Land Use Chart, Section 5, E, for the NB District. <br />However, this ordinance specifies additional requirements for restaurants and multiple family <br />and two-family dwelling units. These uses can, if unrestricted, place unacceptable levels of <br />traffic on these sites and streets that would negatively impact adjacent residential uses outside the <br />Neighborhood Business District. <br />a. Restaurants shall not exceed 3,000 gross square feet. Exterior seating will be considered <br />based on its impact on adjacent residential uses outside the Neighborhood Business District. <br />B.
