percent (7.5%), or ten percent (70%) depending on the <br />affordability standards in Section 205.083 (D) (b). If the final <br />calculation includes a fraction, the fraction of a unit shall be <br />rounded up to the nearest whole number. <br />(b) If an occupied rental property with existing dwelling units is <br />remodeled and/or expanded, the number of affordable <br />dwelling units shall be based on the total number of units <br />following completion of renovation/expansion. At least five <br />percent (5%), seven and a half percent (ZS%), or ten percent <br />(70%) shall be affordable, depending on the affordability <br />standard. <br />(c) NOAH dwelling units that are being demolished or converted <br />to a use other than affordable dwelling units in connection <br />with construction of the development must be replaced in the <br />new development. New developments must include a <br />minimum number of affordable dwelling units equal to at <br />least twenty percent (20%) of the total number of dwelling <br />units in the development and be affordable at sixty percent <br />(60%) Area Median Income (AM1). <br />(d) The affordable housing requirement may be satisfied by a <br />payment in lieu of constructing units within the development. <br />Pavments will be assessed accordina to Shoreview's <br />Administrative Fee Schedule and charged per unit of <br />affordable housing not being built calculated at ten percent <br />(70%) of the total number of units. The fee will be paid into the <br />Shoreview Affordable Housina Fund. <br />(2) Affordability Level. The required number of affordable dwelling <br />units within a residential project subject to this chapter shall meet <br />an income eliaibility and rent affordability standard for the term of <br />the restriction as follows: <br />(a) Pen tal Projects: <br />i. At least ten percent <br />(70%) <br />of the units shall be <br />affordable for <br />households at eighty <br />percent (80%) Area Median <br />Income (AMID <br />or <br />ii. At least seven and a <br />half <br />percent (7.5%) of the <br />units shall be <br />affordable for households <br />at sixty percent (60%) <br />Area Median <br />Income (AMI): or <br />iii. At least five percent <br />(5%) <br />of the units shall be <br />affordable for <br />households at fifty percent <br />(50%) Area Median Income (AMID <br />(b) Demolished or Converted NOAH Units. <br />
