He advised the Council there is one other lot in <br />the area with 150 ft. frontage, however the home placement on that lot would <br />not allow for a lot split. <br />Hicks asked if variances would be required for construction of a home on the <br />empty lot, if sold. <br />Miller explained that there are mature trees on the empty lot, and it should be . <br />feasible to build a home without obtaining variances, he noted a mnimum 5 ft. <br />sideyard, 15 ft. aggregate sideyard setback is permitted in the R-2 zone. <br />Hansen moved, seconded by Sather, that Council approve the Minor <br />Subdivision/Lot Split and Front Lot Width Variance, 2026 Stowe Avenue, Viola <br />Stone, as submitted. Motion carried unanimously. (4-0) <br />Case No. 86-31, Site Plan/Buildina Permit Review for Warehouse Expansion and <br />Truck Dock Modification. 1300 Grey Fox Road, Tyson Companies <br />Council was referred to Planning Commission Minutes of 10-1-86, and Planner's <br />memo (9-23-86). <br />Miller reviewed the proposed expansion of the truck maneuvering area north of <br />the docks, due to the relocation of the loading/unloading area inside the <br />huilding, and the screening problems. He noted that the applicant would be <br />making other improvements to the site which are not required by code but would <br />upgrade the parking area. <br />Hansen summarized the Planning Commission concerns pertaining to parking of <br />trucks overnight, screening for the office building directly across the street, <br />and size of the truck maneuvering area. She felt the Tyson representative had <br />expressed a cooperative attitude toward the issues raised by the Planning <br />Commission. <br />Hansen, moved seconded by Sather, that Council approve the Site Plan/Building <br />.Permit Review for Warehouse Expansion and Truck Dock Modification, 1300 Grey <br />Fox Road, Tyson Companies. <br />Hansen moved to amend the motion, seconded by Sather, by conditioning approval <br />upon the applicant constructing a berm between Grey Fox Road and the truck dock <br />area, and relocating the existing evergreens on the berm area. Furthermore that <br />Council acknowledges the parking for the site does not meet code requirements, <br />however, Council concurs that proposed landscaping and green space should be <br />maintained since parking is not an issue at this time. Amendment to the motion <br />carried unanimously. (4-0) <br />In discussion, Hicks asked Miller if additional parking were needed in the <br />future, would space be available at the site. <br />Miller stated it definitely would as 30% of the site in a certain area remains <br />open. <br />The Planner also 'noted that the applicant will be moving some evergreen trees . <br />on the berm area for screening purposes and he suggested this be dealt with as <br />a landscape plan, in the event the trees do not survive. Miller suggested an <br />inspection of the site in one year and replacement of trees if they have not <br />survived. <br />Hicks moved to further amend the motion, seconded by Hansen, that a landscape <br />inspection of the evergreen trees be made one year after relocation, and if <br />trees have not survived they be replaced with similar plantings. Amendment to <br />the motion carried unanimously. (4-0) <br />Original motion carried unanimously (4-0). <br />
