The reason for the applicant taking fee title to a portion of the <br /> parce1,was queried. <br /> Architect,Bishop said he understands it will protect the owner from <br /> liens, and reduces interest costs. <br /> Rauenhorst moved, seconded by Mulcahy, that Council approve the <br /> two-lot subdivision as recommended by the Planning Commission, with <br /> cross-easements on both lots for vehicular and utility access <br /> purposes, as approved by the City Attorney, and dedication of the <br /> 20' wide strip at the west of the west lot. Motion carried <br /> (Rauenhorst, Mulcahy, Hansen voting in favor of the motion; Woodburn, <br /> Hicks voting in opposition). (3-2) <br /> Case No. 84-31, Site Plan Review and Minor Subdivision - <br /> Woo bridge Pro~erties <br /> Council was re erred to a transparency of the proposed site plan of <br /> a 3-bui1ding development, Northpark Business Center by Woodbridge <br /> Properties. Miller explained that the property is proposed to be <br /> subdivided into 3 parcels as indicated, with cross-easements for <br /> access and utilities on each lot. <br /> Council was referred to Planning Memo (10/31/84) and to Planning <br /> Commission Minutes (11/7/84). Miller reported that the total site <br /> coverage is 75% meeting coverage requirements; noted that Lot B, <br /> individually, exceeds coverage by about 3% (78% coverage). Miller <br /> explained that approval of the site plan and minor subdivision are <br /> requested at this time; reported that the Planning Commission recom- <br /> mends approval with contingencies: <br /> 1. Verification that all lots meet coverage requirements. <br /> 2. Grading plan include berming in the parking setback. <br /> 3. The RLS is to indicate utility easements for on-site utility <br /> lines on all lots and cross-easements for vehicular <br /> circulation. <br /> 4. Approval of Lighting and Landscaping plans by City Planner <br /> for each phase, prior to building permit. <br /> 5. Buildings to be as described in "Northpark Business Center <br /> . Project Description" submitted with Case No. 84 - 31. <br /> Eric Nessett, Woodbridge Properties, noted that the site is in a <br /> traditionally industrial neighborhood, with a single building on a <br /> single site; explained that they are proposing a 3 lot development <br /> with loading areas facing the perimeter of the site, and office <br /> areas focused on the center of the site, with the pond area as a <br /> major attraction. A colored rendering of the landscape plan was <br /> shown. Nessett described the truck access through the site to be <br /> from Grey Fox Road at the southeast corner of the site around the <br /> east and north perimeter of the site, exiting on the Highway 51 <br /> service road at the west of the site. Nesset described the building <br /> heights to be 14'-16', slightly higher than the Northpark Corporate <br /> Center buildings, to accommodate warehouse space; noted that one <br /> building may possibly be 20' feet in height. <br /> \./-' <br />
