Current market trends have <br /> generated intetest in this area for retail uses that could benefit existing neighboring retail developments. <br /> I The first phase of the development is a 4,137 sq. ft. 98-seat Arby's/Sbarro restaurant. The site plan is <br /> designed to accommodate possible renovation of the existing warehouse to retail as well as future retail <br /> development to the west. The neighboring retail development, Shannon Square has wotked closely with the <br /> I design of this development and is providing an access easement that aligns \vith their current parking drive <br /> aisles and benefits traffic flow between the two sites. Access to the site is accommodated maintaining the <br /> existing curb cut at the east end of Grey Fox Road. The existing curb cuts going west along Grey Fox <br /> I would be eliminated and future access would be provided at the far west end of the site to align ....ith a <br /> future service drive once the railroad easement is abandoned. The distant separation of these access points <br /> along Grey Fox should aid in the vehicular flow and stacking. A new curb cut is proposed along Lexington <br /> I Avenue at the mid point of the site. This is critical access for the fast food restaurant and alleviates traffic <br /> p tessure on Grey Fox Road. <br /> The existing pond area ptesently accommodates both Shannon Square and this site as it exists to date. A <br /> I pond easement exists between both parcels. The pond v.ill be reconstructed to handle the new Arby's <br /> restaurant as well as future development (based on an estimate of typical building uses.) The design \\ill <br /> meet current NURP standards. Wetland related issues are not involved due to less than 1/2 acre of <br /> I excavation.
