<br /> (3) Definitions of Terms Used Herein. <br /> . (a) Gateway Business District (GB). A district <br /> established specifically to provide a flexible <br /> framework for the development of the area of the <br /> city generally located in the northeast quadrant <br /> of the interchange at 1-694 and 1-35W. <br /> (b) Mixed Use Project. A segment of the GB District <br /> that is controlled by a single developer entity, <br /> containing more than one type of use, and planned <br /> as a single development but may be developed in <br /> more than a single stage. <br /> (c) Single Use Project. A segment of the GB District <br /> that is controlled by a single developer entity <br /> and containing a single type of use, planned as a <br /> single development and encompassing one or more <br /> parcels but may be developed in more than a single <br /> stage. <br /> (4) Allowable Uses. Development within the GB District <br /> will include uses that meet the above stated purpose <br /> and the following development criteria: <br /> (a) Office uses occupying not less than 25 percent nor <br /> . more than 50 percent of a project's total floor <br /> area. <br /> (b) The mix, relationship and intensity of uses and <br /> buildings will be compatible and complementary <br /> both internally and with adjacent uses. <br /> (c) Retail or service businesses offering goods, <br /> merchandise or personal services for sale <br /> - primarily to those employed in the GB District <br /> will be allowed to occupy no more than 15 percent <br /> of the total floor area of the building in which <br /> they are located. <br /> (d) MUlti-family residential use is limited to that <br /> area adjoining the public area surrounding Round <br /> Lake and shall not exceed 15 percent of the total <br /> land area in the GB District exclusive of Parcels <br /> 2, 3, 4 and 5 as identified in the 1-694/1-35W <br /> Plan. Densities shall not exceed those allowed in <br /> an R-4 P.U.D. District. <br /> (e) Licensed day care facilities will be allowed <br /> either in a building containing other uses or in a <br /> free-standing building. Free-standing day care <br /> facilities are not required to meet minimum floor <br /> . area requirements otherwise required in the GB <br /> District. <br /> 3 <br />
