CONCEPT PLAN REVIEW <br /> Staff rcvicwed their report dated July 10, 2002 and asked for comments relativc to the <br /> applicant's Concept Planned Unit Development. <br /> Commissioner Zimmerman asked the height of the proposed buildings. Kim Tramm, <br /> Tramm Builders and Realtors, replied the buildings werc one story. He stated he believed <br /> they wcre less than 35 feet in height. <br /> Commissioner Zimmennan asked if they had done any market analysis. Mr. Trarnm <br /> rcplicd thc market was very good lor this type of a development. He stated this type of a <br /> development was selling very briskly. <br />~ Commissioner Zimmennan expressed concem about the parking stalls being IO short. He <br /> encouraged them to have adequate parking on-site. Mr. Tramm stated thcse would be low <br /> intensity busincsses that would not have a high traffic volume. He stated thesc would not <br /> be retail style businesses. <br /> Chair Sand asked ifthcy had considered putting the building up front and the parking in <br /> the back. Mr. Tramm replicd they had looked at that option, but at this particular site, it <br /> would be impossible to achieve the design concept they felt was marketable and popular <br /> and still have the building Llp front. He indicated they were utilizing the natural grade of <br /> the site for thc design of the building. He stated the design of the building would change <br /> considerably if they were to place the parking in the back. <br /> Chair Sand indicated if this was tlUe, he would be requesting a lot of additional <br /> landscaping, belming, etc. to buffer the parking area. <br /> Mr. Tramm stated what this plan offered was that this would be a low intensity <br /> development and they would make sure it would look good. He stated if the development <br /> looked good, it would enhancc thc value of the property. He stated the property would be <br /> aesthetically appealing. <br /> Commissioncr Zimmerman asked how many tenants they were proposing. Mr. Tramm <br />e replied he was looking at six tenants. <br /> Commissioner Zimmerman expressed concem about subleasing a part of the space.
