<br /> ARDEN HILLS PLANNING COMMISSION - JULY 17, 2002 9 <br />I UNFINISHED AND NEW BUSINESS <br /> PLANNING CASE #02-14 - THOMAS AND KATHLEEN GOSERUD, 4350 RAMUNE <br /> A VENUE, FINAL PLAT <br /> Staff reviewed their report dated July 9, 2002 and recommended approval of the Final <br /> Plat. <br /> Chair Sand asked if the Ardcn Hills Nursery would ccase or be relocated. Mr. Goserud <br /> stated the business would be relocated. <br /> Commissioner Lemberg asked if anyone had checked [he dimcnsions on the Plat. Mr. <br /> Parrish replied thc City Engineer and City Attorney had reviewed this. <br /> Commissioner Lemberg pointed out discrepancies within the dimensions. He requested <br /> they be rechecked. Mr. Parrish rcplied he would follow-up on this. <br /> Thomas Goscmd, 4350 Hamline Avenue, stated he believed this was an error. There was <br /> going to be a 6-ioot eascment as a part of the ingrcss/egress. <br /> Commissioner Duchenes askcd how conditions 4 and 5 be memorialized so buyers know <br /> they are subject to these conditions. Mr. Panish replied thc building official knows that <br />e Plior to issuing a pemlit this information needed to be relaycd. <br /> Commissioner Zimmerman asked how would sewer and water be provided to the back <br /> lot. Mr. Parrish explained how the sewer and water would be provided. He stated the <br /> City's responsibility ended at the street. <br /> Commissioner Zimmennan expresscd concem about the length of the sewer and water <br /> line. <br /> Commissioncr Ricke moved, seconded by Commissioner Zimmerman to extend thc <br /> meeting past 10:00 p.m. <br /> The motion carried unanimously (7-0) <br /> Commissioner Zimmerman moved, seconded by Commissioncr Ricke, to approve <br /> Planning Case #02-14, Thomas and Kathleen Gosemd, 4350 Hamlinc Avenue, Final Plat, <br /> based on the following conditions: <br /> 1. The applicant submits final grading, drainage, erosion control, and utility plans for <br /> approval by the City Engineer prior to issuance of a building permit. The building <br /> pennit will not be granted if satisfactory drainage cannot be accomplished. <br /> 2. The City's maintenance responsibility for sanitary sewer and water is limited to the <br />e curb stop at Hamline Avenue. <br /> 3. Provide evidence of a perpetual private ingress/egress casement for Parcels A and B <br /> prior to signature of the final plat. <br /> 4. Payment ofthe appropriate park dedication fee prior to signature of the final plat. <br />
