Landscaping-Does not include trees in the 3.5-4.0 caliper inch category. <br /> (The upper end of the proposed range meets the minimum total caliper lnch landscaping requirement; does not <br /> meet requirement for percentage of caliper inches; additional caliper inches of existing mature trees may be <br /> preserved but have not been included in these calculations) <br /> Minimum Landscaping Requirements <br /> Under the City's landscape plan design requirements 41.11 caliper inches of trees are <br /> required (the minimum total caliper inches required for trees can be arrived at by dividing the <br /> gross square footage of all floors ofthe building [13.156 by 320) for this case. The applicant <br /> has proposed 37.85-45.32 total caliper inches of new trees, the upper end of that range would <br /> meet the requirement per the minimum landscaping requirements. In the 4.5 to 5 Inch <br /> Caliper Inch category the proposed landscaping does not meet the required 3.48 caliper <br /> inches. However, this is offset by the proposed landscaping being more than 4 times the <br /> required total amount. <br /> Caliper Inches of Trees (required / proposed) <br /> Required for <br /> buildings of 1-2 50 % (20.56) 30 % (12,33) 20 % (8.22) <br /> . Aesthetics/Building Materials - Meets Requirement. <br /> Face brick is proposed to coordinate with the existing exterior ofthe McKnight Care Center. <br /> Trim materials would also match the building to provide a consistent look to the building, <br /> like it was all built at the same time. A knee wall would be used around the fourth floor <br /> garden with a 6-foot high prefinished metal fence above. The fence would likely be a vinyl <br /> coated f~nce, tan in color to blend with the building but open enough to allow residents to <br /> view the outdoors. The rooftop garden would also include some plantings to make the area <br /> more attractive for residents but would also help create a better view from the street as well. <br /> 5. Height of Buildings - Meets Requirement <br /> The addition is proposed to maintain the existing building height and at the southern end of <br /> the addition would be shorter since part of the area is the rooftop garden.
