<br /> . 6. Screening - Meets Requirement. <br /> The existing trees along the west property line are proposed to stay. The shrubs behind those <br /> trees would likely be removed to make way for the new retaining wall. Several of the large <br /> coniferous trees at the south end of the existing building which currently help to screen the <br /> building would be affected by the addition. The applicant has proposed to relocate these <br /> trees if possible, and replace the trees if relocation is not feasible. The preservation of as <br /> many existing trees as possible will help screen the building addition from the residential <br /> properties to the west. <br /> The applicant will need to verify that all mechanical equipment is screened, consistent with <br /> Section 6E4j of the City's Zoning Ordinance, including the transformer (shown as site plan <br /> note #21). <br /> 7. Lighting - Meets Requirement. <br /> General requirements for lighting state that the source oflighting shall be concealed or <br /> hooded and also that lights shall not cast light exceeding a meter reading of 1.0 foot candle <br /> on the tr<lvellanes of adjoining public streets or 0.4 foot candles on adjoining residential <br /> property. <br /> The applicant has proposed a total of5 wall pack style light fixtures along the west and south <br /> . sides of the building. These lights would be below the grade of Lake Johanna Boulevard and <br /> should therefore not be visible from neighboring residential properties. The applicant should <br /> confirm that the lighting will meet the City's lighting requirements. <br /> 8. Grading, Drainage, and Utilities - Revised plans to address the comments and questions of <br /> the City Engineer regarding Grading, Drainage, and Utilities should be submitted. <br /> The City Engineer has reviewed the applicant's plans and has indicated areas for revision of <br /> plans and areas where additional details are required. The Planning Commission should <br /> review the plan review comments below and determine if they are comfortable with the City <br /> Engineer's recommendations as they relate to the grading, drainage and utility plans.
