-
,
The applicant has requested additional signage area, use of a building material which is not
. included in the NB District building materials, and reduced parking setbacks along the
northern portion of the site. The applicant has also proposed the following features to offset
some of the aforementioned deficiencies: a monument style freestanding sign, superior
building materials and design for the use, and a landscaping plan with caliper inches of trees
greatly exceeding the requirements.
B. Sign age - One sign of 60 square feet is requested for the Highway 96 side of the building
with units 26-30 which does not meet City standard; unit signage is proposed with external or
internal lighting which does not meet City standard; meets all other sign standards.
Sienaf!e
Type of Sign Sign District 8 Regulations Proposed
Wall Sil!nal!e Max Area 30 sf *30 sfl#60 sf
Max Height 14 ft 13 ft
Lil!htinl! The 50
square feet sho'Wll above is the area of the sign face, which is what this provision regulates.
***The plans show PIN mounted letters on a metal panel. The assumption is that these aTe illuminated channel
letters which would be permitted. The sign ordinance does not allow the face of the sign to he backlit in this sign
district.
#The applicant has requested that the building with units 26.30 (which the entire building will be occupied by one
company) be allowed to have one wall sign on the Highway 96 side (north side) of the building with a 60 square
foot internally illuminated sign. The remainder of the building would be limited to 30 square feet. The total signage
for this particular building would be 90 square feet which is less than thel50 square feel of total wall signage that
could be there if the building were occupied by 5 separate businesses.
C.
