Although larger than the existing guard <br /> shack, the Welcome Center will not he prominent from the Highway due to the distance and <br /> existing vegetation. <br /> 3. Building Height - Meets Requirements <br /> The maximum height for buildings in the B-1 Limited Business District is 35 feet The <br /> proposed building height for the Welcome Center is 17 feet 5.5 inches to the peak of the <br /> structure. <br /> 4. Landscape Lot Area - Meets requiremenls wilh conditions . <br /> While this proposal will increase the cosmetic appeal of the structure and potentially reduce <br /> congestion during special events, it will result in the loss of several trees near the road. The <br /> B-1 Zonc requires 25 percent landscaped area. The relatively minor alterations in this project <br /> are unlikely to affect the landscaping requirement for the entire campus. Nevertheless, the <br /> loss of mature trees is always a concern. <br /> S, Signage - Not Addressed <br /> According to the submitted plans, the University will be proposing two signs for the <br /> Welcome Center. The words "Bethel University Security" is proposed to be located on the <br /> portion of the proposed building facing the entry. The words would be in a circular fashion <br /> around a decorative window. The word "Welcome" is proposed for a monument sign in <br /> front of the Welcome Center structure facing the entry. Specific details and applications for <br /> these signs have not been submitted. This evaluation does not include a recommendation <br /> regarding these potentia] signs.
