Aesthetics - Meets requirement <br /> The additional green space along Lexington Ave at the Arden Woods office building should <br /> improve the view of the property from Lexington Ave. The increase in green space benefits <br /> the applicant by establishing a better appearance for a primary entrance to the Guidant <br /> Campus. The change also benefits thc City by increasing green space and enhancing the <br /> image ofthe City of Arden Hills to travelers on Lexington Ave. <br /> Although the proposed 157 space parking lot south of Guidant Drive South will reduce the <br /> amount of landscaped area on the Guidant Campus, it is unlikely that the parking lot will <br /> have any visual impact to travelers on Lexington Avenue. The new parking lot is <br /> approximately 260 feet from Lexington Avenue and most of the land between the proposed <br /> parking lot and Lexington Ave. will remain vegetated. <br /> 4. Parking - Meets requirement with proof of parking <br /> In order to comply with requests made by the Fire Marshall to ensure adequate access to the <br />. Arden Woods office building with the removal of access to Lexington Ave, the parking <br /> island to the left of the entry from County Road F will be removed. Although this change is <br /> not reflected on the site plans, an additional three parking spaces will be removed. <br /> Removing the island will make the western portion of the building more accessible to the <br /> larger fire trucks and satisfies an agreement made with the Fire Marshall and Building <br /> Official to allow the removal ofthe access to Lexington Ave before the Arden Woods office <br /> building is fully sprinkled. <br /> The net change in parking stalls, including the above modification, is an increase of 105 new <br /> parking spots. <br /> Parking Changes <br /> New Lot 157 <br /> s.
