The Yargici property at 1516 Colleen Avenue (corner lot at Colleen Avenue and <br /> Colleen Circle) is being assessed for complete reconstruction on Colleen Circle <br /> I and reclamation on Colleen Avenue. The assessable front footage, based upon <br /> the corner lot method, is 115.03 of 131.68 actual feet of frontage. The <br /> assessment was divided by applying the reconstruction rate to the reconstruction <br /> I footage and applying the corner lot credit to the remaining length of reclamation <br /> improvement. This yields a reconstruction assessment of 65.69 and a reclamation <br /> assessment of 49.34 feet, respectively. <br /> I 2. The Grant property at 1528 McClung Drive has a similar situation, with <br /> reclamation improvements on the Colleen A venue side and overlay improvements <br /> I on the McClung Drive side. The assessable front footage (using the corner lot <br /> method) is 153.67 feet of 246 feet of actual footage. The proposed reclamation <br /> assessment is 114.88 feet and the overlay assessment is proposed to be applied <br /> I to 38.79 feet. <br /> 3. The Canine property is located 3655 Hamline Avenue N. It consists of two lots, <br /> Ie each 100 feet in width. The concern related to this parcel is the high assessment <br /> based upon this width. The parcel's proposed assessment is $8,642. <br /> I 4. The Corpstein property at 3544 Snelling Avenue N has a similar concern. The <br /> parcel consists of most of Lot 16, all of Lot 17, and half of Lot 18. The overall <br /> I footage was reduced from 232.66 feet to 180.10 using the odd shaped calculation; <br /> however, this still yields an assessment of $7,782.12. <br /> I Overlay Issues <br /> The second two pages of plat maps present the overlay portion of the project. Again, <br /> I lots bordered in yellow were assessed under the corner lot method and those in green <br /> were increased because of an odd shape, depth, or other peculiarity in accordance with <br /> the policy. The lot with the red asterisk one that was credited for previous overlay <br /> I assessments completed in 1993. <br /> 1. The McClung property at 4326 N. Snelling Ave. is proposed to be assessed as <br /> I a deep lot which increases its assessable footage from 217.15 to 284.96 feet.
