Planning Case 97-12 (City of Arden Hills, Code Change). The City is requesting <br />I approval of various modifications to the Zoning Ordinance which will hopefully clarify <br /> several problematic sections. Due to the late hour and lack of electricity at the last <br /> meeting, the Planning Commission postponed this to the August 6, 1997 meeting. <br />Ie 2. Planning Case 97-15 (Michael Welsh, 1509 Colleen Avenue, Variance -Fence). <br /> Previously, in Planing Case 96-11, the applicant requested an administrative appeal of the <br />I finding of Zoning Administrator that the fence (finished side facing in and 30 percent <br /> open for air flow) on the property was not in compliance with the Zoning Ordinance. <br /> The administrative appeal was denied by the City Council on July 29, 1996. The <br />I applicant is now requesting a variance to allow the fence to stay as is. <br /> 3. Planning Case 97-16 (Friskies Pet Care, 4251 Fernwood Avenue, Site Plan and <br />I Variance _ Height). Friskies Pet Care (pka, Liv-A-Snaps) is requesting approval of site <br /> plan and a height variance to allow the construction of a second internal grain silo on the <br /> rear of the building. The existing grain silo, which is also internal, is 42 feet in height <br />I when 35 feet is the maximum height. The proposed internal grain silo would also be 42 <br /> feet. An issue that may come up in this review from the adjacent residential <br />I neighborhoods is the occasional smell of the baking process at the facility. Friskies has <br /> been responsive to Staff when we have called up and complained about the odor. <br />I 4. . Planning Case 97-17 (City of Arden Hills, Sale of City Property - Gateway Business <br /> District). The Planning Commission will be requested to review the sale of the City <br /> property in the Gateway Business District to Welsh Companies to determine if the sale is <br />I in compliance with the City's Comprehensive Plan. The property is designated as <br /> Industrial in the City's Comprehensive Plan and its intended use is for Industrial <br /> (Office/Manufacturing) . <br />.. <br />I <br />
