Mr. Joe Favre, HKS, showed this rendering. <br /> Councilmember Hicks stated that he shares the concern of Mayor Probst with the aesthetics of <br /> the view of the loading dock area, especially regarding brick banding around the building. Mr. <br /> I Sloat stated the plans call for contrasting brick around the bottom. He showed the color scheme <br /> for the project, and stated the Phase lI-!V buildings would not bc as bright as Phase !, which <br /> I would provide a more upscale look. <br /> Mayor Probst inquired if the applicant would consider banding brick all the way around the <br /> I buildings. Mr. Sloat replied the landscaping would cover the brick in a matter of a few years, <br /> and they were depending more on visual elements to tie the buildings together. <br /> I Councilmember Hicks inquired as to the depth of the bays. Mr. Sloat replied they were about 45 <br /> feet deep. <br /> I Mayor Probst asked for a motion on this issue. <br /> MOTION: Malone moved and Hicks seconded a motion to approve case #97-06, Site Plan <br /> I Review, Landscape Plan, Variances, Planned Unit Development (PUD) and <br /> Preliminary Plat, subject to the 26 conditions outlined in the memo, recognizing <br /> that 14 of these requirements had been met by the applicant. and with the addition <br /> Ie of another condition relative to recognizing the documents regarding land issues <br /> on this property. The developer and City Council were in agreement that <br /> modifications for relief to corners visible from Fourteenth Street would bc <br /> I researched. <br /> I Mr. Zehring stated his company would develop ideas for relief of corners and present them when <br /> the final plat was presented. <br /> I Councilmember Malone amended his motion to include review of corner relief to <br /> be undertaken by the City Council at the time of the final plat submittal. <br /> I Mr. Fritsinger stated regarding condition #24, that the City Attorney is still reviewing the <br /> development agreements, including the Naegele property acquisition. <br /> I Councilmember Malone stated his acceptance of the amendments. <br /> Councilmember Hicks stated he preferred enhancement of Phase III and IV. He further stated the <br /> I landscaping won't screen this area for many years, and the view from the southwest needs to be <br /> enhanced. <br /> I The motion carried unanimously (5-0). <br /> .. <br /> I <br />
