The approval of the Committee indicates <br />I that the proposed addition is not considered an encroachment on <br /> adjacent properties. <br />I 3. For reference purposes, the subject lot is 55 percent of the size <br /> of a standard 11,OOO-square-foot lot in the R-3 District. Application <br /> of the 55 percent ratio to the ordinance standards results in a <br />I minimum rear yard setback of 16 feet, a sideyard setback of 3 feet, <br /> and maximum site coverage of 64 percent. <br /> 4. For reasons of appearance, and possibly fire safety, some minimum <br />I separation between buildings is considered reasonable.
