I' 11"
I
.. 2. An important test of "1 ivabil ity" is the reaction of the neighboring
property owners who are most affected by the proposed expansion.
The A&E Committee process includes affected neighbors as voting
members of the Committee. The approval of the Committee indicates
I that the proposed addition is not considered an encroachment on
adjacent properties.
I 3. For reference purposes, the subject lot is 55 percent of the size
of a standard 11,OOO-square-foot lot in the R-3 District. Application
of the 55 percent ratio to the ordinance standards results in a
I minimum rear yard setback of 16 feet, a sideyard setback of 3 feet,
and maximum site coverage of 64 percent.
4. For reasons of appearance, and possibly fire safety, some minimum
I separation between buildings is considered reasonable. In the
hOusing cluster surrounding the subject house, the present separation
ranges from 10 to 12 feet, with some homes more than 30 feet apart.
I The proposed addition would be 7 feet from the adjacent house.
A minimum separation between buildings of 10 feet is recommended.
This recommendation is based upon precident established by numerous
I ordinances and by development experience.
CONCLUSIONS: .
.. ill The rear setback variance and the coverage variance are consicfered.
acceptable.
I ~ Increasing the sideyard setback from 1 foot to 4 feet is recommended
to maintain a minimum building separation of 10 feet.
....
I
I .... ...
.' .'. ~' .. ,
_. ..
I' .. ,. .'-
..
