Creek Watershed District and Ramsey County prior to filing the Final Plat. <br /> 21. Hil!:hwav 96 Access. The Highway 96 access shall be right-in and right-out only. The <br /> applieant shall be responsible for the signing and striping to provide a right turn lane on <br /> eastbound Highway 96 to the development's driveway. <br /> 22. Hamline Avenue Access. <br /> . The Hamline Avenue access shall pennit right-in and right-out access as well as <br /> left turns into the access road from northbound traffic on Hamline Avenue, OR <br /> . The Hamline Avenue access shall be a right-in and right-out access only. No left <br /> turns shall be permitted <br /> . To facilitate movement in and out ofthe development, a minimum 30-foot radius <br /> shall be built on the northwest and southwest corner ofthe Hamline Avenue <br /> intersection. Revised entrance plans shall be submitted to the City Engineer and <br /> Ramsey County Engineer for approval prior to approving the Final Plat The <br /> applicant shall be responsible for placing all necessary traffic signage. <br /> 23. Davcare Access. The applicant shall provide the daycare with a no-cost access easement <br /> to allow vehicles to access the day eare from the office park's access on Highway 96. <br /> 24. Stop Si!:!ns. A stop sign shall be plaeed at the southbound exit to the access easement <br /> from the daycare per the recommendation of the 2005 traffic study. A stop sign shall also <br /> be placed at the eastbound exit to the access easement before the daycare exit/entrance to <br /> the access easement per the recommendation ofthe 2005 traffic study. <br /> 25. Si!:!ns. The following shall apply to all signage in the development: <br /> . Each unit shall be permitted one 2'xlO' sign on the front ofthe building centered <br /> . above the entrallCe to the unit provided that these signs are uniform in color and <br /> are not illuminated. <br /> . If any units are combined for use by one occupant, the combined units shall be <br /> considered onc unit in terms of sign age and shall be permitted one 2'xl0'sign <br /> centered between the combined units provided that the sign is in conformance <br /> with the other primary signs in the development as permitted in condition 20.a. <br /> . Units 1,9,10, and 18 may be permitted one sign facing Highway 96 provided <br /> each sign does not exceed twenty square feet, the signs are in a uniform location <br /> on the end units, are uniform in color with other signs in the development, used <br /> by only one occupant, and is not illwninated. <br /> . If units 19-23 are combined into one unit, the combined units may have one <br /> shared sign on the rear of the building provided that the sign is no greater than 60 <br /> square feet, is centered on the building, is only used by the single occupant of the <br /> combined units, and is not illuminated. <br /> . Each individual unit or combined units shall be permitted up to one square foot of <br /> signage for address and business name adjacent to the door.
