<br /> Plan Evalnation: Ordinances <br />. 1. Applicable Fence Regulations (Section 6.EA) <br /> b. Height ofFences, Solid Walls, and Hedges in Front yards - Seetion 6.EA.b <br /> Regulation: Fences, solid walls, and hedges in excess of thirty-six (36) inches in height <br /> in the minimum front yard building setback area are prohibitcd in all R-I and R-2 <br /> Residential Districts. <br /> Proposal: Thc proposed fence would be six feet in height and located in the front yard <br /> setback area on the eastem side of the property. The fence is proposed to extend along <br /> the length of the property facing Lcxington Avenue. Approximately twenty feet from thc <br /> Amble Drive curb, the fcnce would continue at a 45 degree aJlgle into the property for an <br /> additional twenty feet facing Amble Drive. <br /> c. Openness of Fence - Section 6.E.4.c <br /> Regulation: All fenccs shall he at least thirty (30) percent open for passage of light and <br /> air, except screcning for mechanical equipmcnt <br /> Proposal: The proposed fencc would he 100 percent opaque. According to the applicaJlt, <br /> this will help reduce noise and increase privacy. <br />. f. Direction of Fence Facing - Section 6.E.4.f <br /> Regulation: The side of the fence considered to be the face (facing as applied to fence <br /> posts) shall face toward adjoining property. <br /> Proposal: The proposed fence meets this requircment. The face of the fencc will face <br /> toward Lexington Avenue and toward Amble Drive. <br /> g. Fences in Public Rights-of-way - Scction 6.EA.g <br /> Regulation: No fence, wall or hedge may be placed in a public right-of-way. <br /> Proposal: The proposed fence will be located outside of the public right-of-way. <br /> 1.
