The Planned Unit Development (PUD) provides a flexible process to develop land in a more <br /> creative manner that is more responsive to land cover, adjacent uses, and City requirements. In a <br /> PUD, the internal setbacks, internal lot sizes, layout, design, signage, building materials, and <br /> other aspects of the development can be adjusted from the normal zoning requirements. <br /> However, the development cannot exceed the impervious coverage limits or density limits. <br /> The applicant has requested signage that somewhat deviates from the Sign Code in terms of <br /> distribution and use of a building material that is not specifically included in the approved <br /> Neighborhood Business (NB) District building materials list. To help offset these deviations, the <br /> applicant has also proposed higher quality building materials and a landscaping plan with caliper <br /> inches of trees exceeding the requirements. <br /> Preliminary Plat <br /> The preliminary plat proposal would ereate 24 lots; one for each office condominium aJld one <br /> common lot for the development The common lot, Lot 24, would contain all of the parking, <br /> green spaces, access drives, trash enclosures, wetlands, storm water facilities, and most of the <br /> landscaping. The common area would bc managed by an association of the office condominium <br /> owncrs and would be responsible for all maintenance. Lots I through 23 would include the <br /> office condominium uses and a ten foot clear space around the exterior walls. <br /> . A pedestrian way in the middle of the property would need to be vacated and an approximately <br /> 20-foot wide strip ofland along the west side of the property would be conveyed to thc City for <br /> the existing City traiL <br /> The Preliminary Plat review section (after the Plan Review Comments) will cover items not <br /> discussed in the PUD review process. As noted above, preliminary plat is contingent upon <br /> approval of the PUD. Once a preliminary plat is approved, no other eonditions related to the <br /> design ofthc plat can be imposed. <br /> Planned Unit Development (PUD) Review <br /> 1. Zoning - NB regulations call for developments to be reviewed in spirit and intent of the <br /> Planned Unit Development process. <br /> A. Lot Size and Dimensions -. Meets requirements <br /> The normal minimum lot size for a singlc development in thc NB district is 13,000 square <br /> feet with minimum lot dimensions of 100 fcet by 130 feet.
