The proposal of twenty <br /> square feet of wall signage for each unit would be in eonformance with the general sign <br /> regulations. <br /> However, the additional end signs would increase the total wall sign area for units I, 9, 10, <br /> and 18 to forty square feet, which exceeds the 30 square foot maximum for each individual <br /> unit. Additionally, if units 19 - 23 are used as one condo unit, the sign regulations would <br /> consider the building to be one unit. Therefore, units 19-23 would only be permitted 30 <br /> square feet of wall sign area. Ifthe front of the building is using one twenty square foot wall . <br /> sign, the rear of the building would only be permitted ten square feet of wall signage under <br /> the general sign regulations. As noted in the chart, the applicant has requested the rear sign <br /> to be 60 square feet. <br /> When the City Council reviewed a similar development at the subject property on July 11 lh, <br /> 2005, the Council voted to limit eaeh unit to a maximum of four square feet of signage plus <br /> an additional one square foot sign for the address of each unit Since this topic will be a <br /> point of discussion, the current conditions reflect the newest proposal from the applicant, <br /> which is meant to act as an upper limit to the signage that eould be at the development. <br /> 7. Aestheties/Building Materials - Main building material meets requirement <br /> Section 5.H.5. of the Zoning Ordinances provides the guidelines for development in the <br /> Neighborhood District. Applieable regulations include: <br /> d. Sloped Roofs shall be utilized on all principal and accessory structures.
