<br /> , <0. Exterior Materials shall include only face brick, stone, glass, or natural wood <br /> -- products. All walls shall be treated with the same exterior materials. <br /> The site layout includes five buildings with 1 - and 2-story units slab on grade. The <br /> remaining 2 buildings would be 2- and 3-story walkouts. The top floor in the second and <br /> third story units are described as a 900 square foot loft. The overall design of the buildings is <br /> supposed to give the impression of a residential townhouse development. Dormers are used <br /> above the I-story units to give the impression of a second floor. The 2- and 3-story units <br /> include the gables where actual windows would bring light into the office condominiums. <br /> The two easternmost buildings would be walkout style units. The building containing units <br /> 16- ] 8 would face the west with the exposed walkout basement side to the east. The building <br /> containing units 19-23 wonld face the south with the exposed walkout side facing Highway <br /> 96 to the north. None of the units exceed the 35-foot height requirement. The roofs on all of <br /> the proposed buildings will be sloped. <br /> The primary building materials include brick, Hardie Plank siding, and glass. The building <br /> materials are consistent on all four sides of the buildings with the brick extending to just <br /> above the doors and windows. The Hardie Plank siding, which would be loeated above the <br /> brick, is a fiber cement material that has the appearanee of wood but is much more resilient <br /> than wood. While Hardie Plank siding is not specifically listed as a permitted material in the <br /> Neighborhood Business District, it is comparable to wood materials, which is permitted in <br /> the zone. The color for the Hardie siding has not yet becn determined. <br /> . Thc decorative columns on each of the units would be fiberglass that is painted "Manchester <br /> Tan." Aluminum will be used for the soffits and gutters (painted to match the columns), and <br /> a small precast concrete band (color Anchor Block: Sahara) is used for the sill. The roofing <br /> material will be a "Georgetown Grey" asphalt shingle. <br /> Although fiberglass and aluminum are not listed as permitted exterior materials in the <br /> Neighborhood Business District, these materials are used as the secondary material or trim <br /> material and would have little impact on the look of the development. The main building <br /> material is brick which is a permitted building material. <br /> 8.
